Many people have questions about our leasing process. To make things easy for everyone, we've compiled a list of our most frequently asked questions. What are your general guidelines for leasing? How will I know if I'll qualify?

We require proof of verifiable income, rental/mortgage history, credit report and criminal history. Click here to download our full list of rental requirements & guidelines.

If we lease in a certain neighborhood, will we have access to amenities not in our neighborhood?

Most of our neighborhoods include unique amenities, parks, art and sculpture, views and hidden gems to call your own. As a resident of Thousand Oaks, you will have access to the community-wide resort-style amenities, including 5 pools, 2 gyms, the Moose Club, the Racquet Club, 2 tennis courts, a sand volley ball court and endless trails! The only resident-exclusive accessible amenities reside in The Charles and Sumner Square neighborhoods, where only residents of those neighborhoods will have access. If you are a registered pet owner, you will also receive access to Bacon’s Dog Park at The Shacks and The Charles Dog Park, coming in the Fall of 2019.

What lease terms do you offer?

Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually our lease terms range from 6 to 13 months.

What is your pet policy?

Thousand Oaks at Austin Ranch is a pet friendly community. For cats, there is a $150 refundable pet deposit required in addition to a non-refundable pet fee of $150. For dogs under 30 pounds, a $250 refundable pet deposit is required in addition to a non-refundable pet fee of $250. For dogs over 30 pounds, a $350 refundable pet deposit is required in addition to a non-refundable pet fee of $350. Your $15 monthly pet rent per pet gives you access to Bacon’s Dog Park at The Shacks and The Charles Dog Park, coming in the Fall of 2019. Thousand Oaks does not have a weight limit, but there are breed restrictions and a limit of two pets per apartment. Only domesticated animals such as cats and dogs are allowed.

How much are your deposits?

One, two, and three-bedroom deposits are $100 – $250, plus a $100 administrative fee along with $50 per application for every applicant over 18. Call the leasing office for details.

Do you charge membership fees for the gyms?

Memberships to both of our on-site fitness facilities within Dry Creek Lodge are free for residents. If you are a resident of The Charles or Sumner Square neighborhoods, you will also have access to a private workout facility in The Charles. If you want to participate in the Pilates class through Ideal Movements, there is a nominal fee. Classes are by appointment only and can be purchased as individual classes or packages.

What kinds of events do you have at Austin Ranch?
We offer all types of events, ranging from football watching parties, to holiday parties, meet your neighbor nights, happy hours, brunches, outdoor concerts and dog-friendly events. Follow us on Facebook and Instagram for the latest schedules and updates on our neighborhood events!
What about parking?

We offer detached and attached garages, tuck-under parking, and parking garage spaces, for an additional charge. We also have open parking located all over the community. If you would like to reserve parking at any point during your lease, please contact the leasing office and we will help you find the most convenient location for you!

What is Austin Ranch & how big is it?

Austin Ranch is a master-planned community built on 1,900 acres of beautiful land reminiscient of the Texas hill country. Currently, we have more than 1,500 apartment homes in Thousand Oaks, corporate campuses on the north side, retail shops in Austin Square and single family homes in Austin Waters. We will be building for the next ten years, in the hope of reaching 5,000 apartment homes.

What schools would my child attend?

All neighborhoods within Austin Ranch are located in the highly sought after Lewisville Independent School District.
